Add to that the building was built in 1900 (it survived the 1906 earthquake) and it was becoming a significant constant money pit because on-going maintenance required.

We have a design in the bedrooms of one of the rentals that was 75 cents/sf, and it has a design in it and has survived 3 or 4 tenant changeovers and still looks brand new.
