The delta isn't that high, and it doesn't sound like your value is going up big time next year.

Every lender I talked with required 20-25% down payment on the propertyAs others noted electricity is High, insurance is high and depending on location probably have anywhere from 30-60% occupancy which is a big delta.

We can probably rent it for about $2.2 /2.3K but the delta between the mortgage and the rent would be still be around $900/1K+.

I'd also encourage you to look at the deltas, or change, for some of the indicators mentioned above. 

Here is an example I got from a CPA website:Example: Delta Company is a small business with average annual gross receipts under $10 million.

Not a huge delta but id also assume 1 out of 12 months (8.3%) vacancy rate rather than 10%.Happy to talk in more details if you like via DM.
