Winterize A/C - whether you have central a/c or a swamp cooler, it is almost time to start thinking about winterizing this.

During the inspection, the HVAC could only cool 12 degrees cooler than the outside temperature.

The units dont have centeralized AC, but wall units and the triplex has a swamp coolers that the PM told me we have to maintain yearly, "but doesnt cost that much."  

Furnace is unplugged when evaporative cooler is connected.Question:  Tenant wants to stop paying the notional monthly gas bill (about $15-20) in the summer months by telling the gas company to discontinue service. 

Market is cooler than Vegas, but Chicago has started to and *should* rebound.

(Though I do have a private eye on retainer and some of the cooler skiptrace tools as well)  I feel more personal accomplishment finding them myself.

Directly across from the women's apartment the guys moved several of the gas and charcoal grills, they set up a dozen lawn chairs, a couple of tables, and they keep 2 or 3 coolers stocked with beer. 

So far, it's been mostly plumbing:Hot water heater pilot light out (gas).Dripping faucets.Hot water heater thermostat broken (electric).Hot water heater pressure relief valve leaking.Water supply line to Evap Cooler split open.Every one of the plumbing problems was an easy fix and inexpensive.  

I included cozy bedding, cards and board games for all ages, outdoor chairs, marshmallow roasting sticks, as well as a welcome pack including a variety of hot drinks and s'mores ingredients for the cooler nights, which will be coming next month. 

it cant be much more than having 5 guys loaded in the back with camping gear, cooler, etc.
