Before getting your salesperson license, I would interview a brokerage first who offers real estate school for principal and licensing with reimbursement?

I have started to make offers on some deals in Columbus, hopefully should be able to close on one within the next 2-3 months if not sooner.

Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator – so, they often select the first PMC they call or that calls them back!

I reckon my situation is a bit different since it's not a typical 9-5 and I was self-employed but I enjoy doing both. 

These typically have higher rates and require anywhere from 20-30% down, which is better than the 50% that you mentioned.

I typically look for properties to flip but I am talking to an off market seller that seems like a good buy and hold opportunity but I have no idea how to run the numbers for rentals. 

I am targeting homeowners with dilapidated homes that need repair and offering to pay for the rehab and split the profits with them at the end of the project after the sale of the home. 

Most of them have offers and are under contract.

I typically look for 650+ credit score and 3x rent as basic qualificationsI've noticed that all the rental listing sites are having the tenants reach out to the landlord -- are there any sites where its the opposite, where the landlord can look for qualified tenants? 

Do cash buyers typically shy away from investing in 55+ communities or is this not a barrier?
