Who do you go to if traditional lenders aren’t willing?

As my learning continued I realized the difficulty posed by obtaining a commercial loan; due to the LLC, the interest rate (as opposed to traditional loans), 25% down payment and the high costs associated with the “Condotels”.

So,  I recently had an offer accepted and I'm planning on some light rehab. 

I have 4 doors under my belt that my wife and I have funded on our own through a mix of cash and traditional mortgage.As I have grown in success, many in my network have asked if they could partner with me on a future deal.

This backup plan could be furnished rentals of over 30 days or traditional long term rentals.  

One is a traditional sale for a price that brings me the return I need.

It was not done well, there is a hodgepodge of 'handyman/diy" work throughout, and I'm trying to decide if we fix it up right or just make do until we sell in 10-15 years.The two units are ~3bd, 1ba and about 950 SQFT each, with less than ideal layout but otherwise are ok cosmetically, and the property is fairly large and has a nice yard for the area (South Seattle near Light Rail).

Finished the kitchen out, moved a closet from a guest room with 2 closets over to the primary bedroom so primary has 2 closets, and refreshed all paint/light fixtures.

Improved all lighting and electrical in the house.

Purchasers with All-cash, conventional financing, traditional FHA loans and (sometimes) VA loans will have a better chance at an accepted offer than a 203K loan.This, however, doesn't make it impossible!
