I would get it repaired BY A LICENSED CONTRACTOR and have them include an Engineer's report as part of the deal.

Gambrel roof style with no attic venting or gutters.Those are just a few of the things called out that i would say are MAJOR and of course could cost several thousand to remediate.I've asked that the seller address the structural and chimney issues by a licenses engineer and contractor in order for me to even consider moving forward with the purchase, however if they decided not to and i ask for a significant reduction in price (thinking maybe $20-25K), would that make sense/be fair?

After our inspection it was recommended that we get a structural engineer to measure the settlement of the house.
