I am a senior in college, soon to graduate, get married, and move somewhere in the U.S. as an entry-level civil engineer.

I would get it repaired BY A LICENSED CONTRACTOR and have them include an Engineer's report as part of the deal.

Gambrel roof style with no attic venting or gutters.Those are just a few of the things called out that i would say are MAJOR and of course could cost several thousand to remediate.I've asked that the seller address the structural and chimney issues by a licenses engineer and contractor in order for me to even consider moving forward with the purchase, however if they decided not to and i ask for a significant reduction in price (thinking maybe $20-25K), would that make sense/be fair?

After our inspection it was recommended that we get a structural engineer to measure the settlement of the house.  

Also, I'd love to have the connections of any General Contractors, structural engineers, electricians, plumbers, etc that investors in the above counties have used. 

That excludes the soft costs (design/engineering/permits). 

Kitchen tables and chairs - Make sure they are sturdy.

There are employers who might pay more, there is on the job training leading to a better career, inside or outside your company, there are university courses-accounting, software engineering etc that would make you more money.
