Any opinions/recs on this first home purchase?

Hi All,

Currently in the process of purchasing a two family home in a good area which will also be my first, and after reviewing the inspection report, there are, what i would think, a few big deal items called out.

Details: Built in 1895, and owner bought back in 2016 at $188k. Home was Listed at $339, ended up offering $350k due to competing offers. Current locked rate is 5.75%.

Inspections Results:

    1. Original main structural support beam used was too small and some of the original wood posts used to hold it up have been replaced with jacks that are meant to be used only temporary.

    Home has settled significantly towards the back of the house, and has sunk about 3 inches compared to front of home.

    2. Chimney looks to have had a choppy job done at some point and needs to be re-pointed, chimney sweep, and liner added as suggested by the inspector.

    3. Furnace is about 50 or so years old, so beyond life expectancy at this point.

    4. Furnace and boiler do not have automatic safety shut off controls implemented, which they should to meet code.

    5. Bother water heaters are 18+ years old, so beyond life expectancy

    6. Gambrel roof style with no attic venting or gutters.

    Those are just a few of the things called out that i would say are MAJOR and of course could cost several thousand to remediate.

    I've asked that the seller address the structural and chimney issues by a licenses engineer and contractor in order for me to even consider moving forward with the purchase, however if they decided not to and i ask for a significant reduction in price (thinking maybe $20-25K), would that make sense/be fair?

    Should i run far away from this home?

    Any opinions, thoughts, recommendations, would be super appreciated as i navigate this!
