one couple came and their 4 year old had ductape around the front of his shoes holding them together. they did not get the house..when i see the parent telling the kids "stop it" and the kid stops... that's a good sign.

Now, having said that, banks will want to see the 2 most recent months (6 months for FNMA) of bank statements and two months of pay stubs, along with a financial statement and 2 years tax returns.

I see the terms Owner Occupied (OO) and Non Owner Occupied (NOO) used so often on BP to distinguish loan purpose I felt I had to say something.It's my understanding, and correct me if I'm wrong, that a business purpose loan has nothing to do with occupancy.

Since I'm showing the house to other prospects anyway, I just tell them to come and see the house anyway, bad credit or not.But hey, someone's going to cave in and rent to her.It makes me sad the prospects around here are just awful.Maybe I'll find better candidates in May or June.High schools and colleges should really make it mandatory for students to take a course on money management.
