The longer period is designed to have the entire family eat the poison then kill all of them.Inside if you find mice runs (holes near the floor or wall) – stuff them with steel wool – they hate it.If you have access to the home, you can apply the bait in the basement / crawl spaces so they are attracted to that area where they hopefully die.

They will come in and check for insulation values of door windows and walls, air leaks in the structure using a blower door test and also a duct leakage test.

Also if you do have active termites forget what you read and hire a fumigator.Do all repairs through the subfloor and interior walls drywall work is cheap .Your welcome

That is why some landlords  have their own upkeep of units with certain items to make sure they are maintained properly.With roaches for every one you see there tend to be hundreds behind the walls etc.

It's hard enough to have collections pan out with that information, and if you don't have some sort of way to ensure that that stays on the tenant's credit you're throwing noodles at the wall

One thing I'd suggest, is put in your contract the cost of scrapping of doors/window trim/walls, because when people are irresponsible, their dogs get anxiety and stuff like that happens.

You wouldn't discriminate against someone with a wheelchair, but if that wheelchair ripped a hole in the wall, you'd expect the tenant to pay for that repair.
