While their are numerous legitimate ways to structure a "creative" transaction, almost all fall into one of the following categories1- Convince an INDIVIDUAL - often the seller, to finance 100% of the purchase price2- Syndicate the purchase by raising equity capital - you will have to give up a majority of the equity in the transaction3- Take over an existing loan, and borrow the "equity" from the seller, or a third party individual at a high interest rate.You have to do a "sales job" on someone to make a nothing down situation work.  

Unfortunately, it's a company with the same name as a popular movie (so as to be almost Google-proof) and their listed mailing address is that of the management company I want to try to replace.

Upon entering the world of BP for the past several months and reading/listening to numerous articles/podcasts, I feel an individual will not know the true realm of the investment side until they dive in head first.

I've read numerous books on RE from Flips, Tax-liens, etc so I have basic knowledge of RE but no actual experience in it (I also got my RE Agent license). 

I've been trying to cut out the amount of cash I spend allowing nyc to baby me (delivery dinner) and trying to push some of that into a down payment for another investment over numerous months/years.

It is great to be in the know and hear how others are involved across the country in numerous markets. 

I know my agent had numerous legal documents for me to sign, but I'm wondering if there is a way I could complete the documents by myself or work with the seller's agent.
