I want to ensure it has at least $100 of positive cash-flow per door, as multiple investment guides say should be the minimum rule of thumb.

After looking at the guide on what should be posted in the 'Investor Deal Diaries', I realized that this was probably not the spot for an already closed set of deals with a turnkey provider.  

For starters, I was planning on utilizing sites like ListSource.com and using direct mail per what had been mentioned on the ultimate beginner’s guide on this site.

They will guide you along the way so you don't get lost.

There's some great guides around and plenty of places to learn about how to do it effectively.
