I have a small park under contract. 4 pads2 acres (County water and septic)4 single wides (3br/2ba)Currently rented $500 each. 

It is only a 1 year lease with renewal options because the tenant does contract work for Duke Energy and does not want a long term lease in case their contracts don't get renewed.

If I rent it out for 6 months starting in June does it get more difficult to place someone in January when their contract is up? 

We are currently under contract to purchase a 2/2 in east Hollywood FL.

They were easy enough to get under contract because the sellers weren't really losing anything. 

The one thing that I’m not understanding is exactly what happens at the title company AFTER you hand them the Purchase Agreement and the Assignment of Contract?

In my initial networking leap forward here I'd like to offer up my knowledge of mold remediation, fire and water damage, carpet cleaning, and general contracting.

With history and experience under your belt, you should have no problems finding a lender who will allow a contract with no DD.

Do I need a separate contract between myself and the cash buyer?
