First Property - My Agent Has a 6-month Client Option

I'm closing on my first rental property this week.  My realtor just reached out to let me know he has a client building a house that needs a place to stay for 6 months.  Obviously, I was hoping to get a 1 year tenant.  But, I wanted to see what others thought of this option.  Here are some of my questions:

  • Do I charge more for a 6 month client?
  • If I rent it out for 6 months starting in June does it get more difficult to place someone in January when their contract is up?  Is there a better time of year to place tenants than others?
  • Any other considerations I need?

I would not do this since it is June. I am not familiar with your market but in my market January is a hard time to find a good tenant. If you were buying the property in January and they wanted a six month lease that would be great but to do this in June would be risky imo. I would keep searching for a tenant whom is interested in a one year lease.
