These businesses range from Airbnb income, Cleanings Services, Internet Marketing work, and more. 

(Obviously, you've asked a legal question so I have to recommend you consult with an attorney instead of taking advice from non-attorneys on the internet, etc. but those are my thoughts :)

The terms we're close to agreeing on are favorable but after looking through the zoning laws and searching the internet i'm not sure if i can legally rent it and run my shop there.

Now I have an LLC, and the LLC is paying for a bit of marketing expenses related to attracting sellers -- direct mail, FB ads, phones/internet, etc. 

We notice today that they have pulled the ad for the house off the internet.

Don't over analyze but use the info and tools on the internet and these forums and come up with a profile and make it work.

The internet in my market comes bundled with cable. 

There's the intangible factor that you don't get on the internet.

and last place you ask that is on social media.. talk to the state of FLA license division and talk to your broker in Texas.. those are the folks to talk to not ask on the internet.
