@Basit SiddiqiWell I did end up finding on lender who approved me for 175k.But I was actually looking for lenders.I have also shifted away from turnkey providers. not entirely, but I feel after reading David Greene's book out of state investing I have lots of options and don't just need turnkey.

Also I wish to clean and color the tiles anything specific I canbuy in bigstores such as Homedepot for cleaning and coloring.

The area where they nested needs to be cleaned out (gross), and spray clean with household ammonia to get rid of animal feces (smell that they like).

We'll pro-rate hold over days from their security deposit so the earlier they get out the more money they get back and we give them cash on the spot if they leave our unit completely empty and reasonably clean.

Not sure if the gutters are falling apart or simply older and need to be cleaned. 

They don't know poop from Shinola about how to to math for investing and I love to argue with them about single family investing vs. multi-unit properties and until their face turns red, green and blue.Too many big talkers at meetings.

For STRs... what's the best way to gather the data on utilities, pest control, pool cleaning, general maintenance, etc...?
