Best Way to Move from away a "Legacy" Month to Month tenant

I have a legacy tenant who just transitioned to a month-to-month lease. I'm ready to move on from this tenant, fix the place up, and improve the asset. 

What's the best way to go about this? Give them 30-day notice, etc? How does the Covid eviction moratorium impact this move? 

The state is Louisiana.

FYI they are late on the September rent. e.g. constantly late.

  1. Have an open and honest dialogue about how this is going to play out
  2. Make sure your tenant understands what the rules say and how they work
  3. Describe in detail what happens when the requirements of the law are not met
  4. Do not let the tenant control any aspect of this scenario- especially if they have a record of late payments
  5. Be fair but firm
