Start building a nest egg for future investment, could be for education, could be for rehab / repairs.

For viewing appointments, because I do not have their cell provider yet for email to text I use Square appointments app 1 hr prior for text and 2 hr prior for email.

Two part question.  1) What are the best digital options to read from my cell phone? 

If one has a large nest egg they can afford to be more aggressive.  

For our next investment, we have been putting away savings for the better part of the last year and now have a nice nest egg where we will be looking to invest out of state.

Your way is the logical way and anyone w/ two brain cells would see that.

Given that I have a small nest egg, should we flip this property (305-315k) and gross about 35k to use to the next purchase (which we will still have a hard time financing in a refi), or keep this and make it work? 

It is always good to diversify because you don't want to put all your eggs in one basket.

I do have to call on their references but it is hard because I do not have cell service and I feel some people think that using WhatsApp is sketchy.
