Maybe also, in the listing, you can lease per room for multiple students. are you also running into issues renting units?

Any suggestions, strategies, other areas in the US i should look into? 

The home is 150 years old, 1500 sq ft. one story with sizable porch to give an idea size to work with on making into something else.I welcome ideas.

Too many RE gurus are telling people to overleverage themselves into the worst housing market (and potentially economy) in decades.

In this market, I'm really struggling with getting a new deal to pencil without a 25%+ downpayment.I have a new STR property that I expect to basically break-even on in terms of both cash and NOI over the next few years.

Purchase price: $135,000 Cash invested: $80,000Turned a 2 bedroom 2 bath house into a 7 bedroom, 4 bath house.

The property was falling apart  while they lived there, and it was difficult for me to get them out of there, as I was consistently getting the rent, albeit late most months and the property was falling further and further into disrepair.
