What returns (cash on cash) are you looking at for your property?

What types of returns are you seeing for your investment property (cash on cash, and cap rate), especially for any new homebuyers in this high rate environment (7%+)? I am seeing cash on cash returns of only 9% every year - is this too low? (with conservative assumptions on annual appreciation - 2%, and annual rent increase - 1%, as well as 5% vacancy/maintenance).

I see so many people say they only go for properties with at least 15% cash on cash returns, which seems extremely difficult in this market

I'm cool with only 7-10% CoC. In 3 years all these base hits look like doubles. In 5 years some are home runs. So I'm good starting off slow. I can wait 5-10 years to create generational wealth.
