I visit those neighborhoods frequently, including walking them or hitting garage sales, which give you the chance to chat casually with homeowners about what's happening in their neighborhood. 

Sometimes, I think, we have to search for the opportunity rather than wait for one ( also, what a perfect excuse to visit!) 

Some neighborhoods are very rough, and come with problems like non-paying tenants, damage, evictions, which will totally eat all of your potential cash-flow.Whatever you do, DON'T buy anything out of state without first visiting the property, and the neighborhood, there are way too many horror stories.

Maybe an audio version will work well during this visit to the USA.

Did you visit any of their current residences or talk to previous landlords?

@Alan HowardI actually bought a number of OOS properties before visiting the market, and it worked out fine.

I'll be visiting family for a week in July and plan to do additional scouting of neighborhoods at that time.
