I have been trying to buy a buy and hold for several months in a very hot market where I've been getting outbid over and over again on listed properties.

Where is property, what's price point -- no granite nowadays, go with Caesarstone (or Corinthian) -- less than marble but a little more than granite -- don't get granite -- not so hot anymore; change cabinets; open kitchen; LESS rooms is desired -- if you have formal living and dining and separate kitchen, see if the architect will let you tear down all these walls. .All you want is a GREAT ROOM with kitchen, living, dining, separate bedrooms -- AND MAYBE -- if you have room, a home office/den/office (no windows needed).... appliances -- Viking/Wolf will do -- no need to go to Miele or Gaggenau for middle of the road.Fresh coat of paint of course.

I need to get over my old school habits.In the past we used Hot Prospector.  

Portland (as many know) is a VERY HOT market, but its beginning to cool.

I have experience in construction and I am currently an estimator for a public adjusting firm in Nashville, TN.

The reason for this, is that even though you reached them, they may not have a "hot Button" that needs to be touched right now.

If the electric company does the audit, it should be free or very inexpensive.Things like a bad hot water heater can really add to the bills.

If anything, our market should be warm if not hot right now (low unemployment, significant loss of housing units after tornado) so I'm pretty surprised...
