my first direct mail campaign

Hello fellow investors.

I just started my first ever direct mail campaign here in South Florida. I have been wholesaling properties for one yr now and recently found that my bandit signs were not generating enough leads so I purchased a list of absentee owners and put myself on a shedule to mail 250 letters per week (I'm starting small). My letters are written in handwritten font on white paper photocopied. They play on the emotions of tired landlords to encourage them to call me. They are hand addressed in standard envelopes. This is very time consuming approach, however I figured I try this as a test for a while.

It took me 6 hours to prepare 250 letters.

And here are the results

4 calls total
3 were tire kickers (just curious of what they could get for there property)
1 solid potential wholesale deal in progress

So were looking a little under 2% REPONSE RATE which is better
than what I expected... Any feedback

I let you guys know the week 2 results!

Never pay for a list again. Go to your local title company and bribe customer service with a $20 starbucks card. I worked in title for years and trust me this works. It takes 30 seconds to produce that list.

Here's how mine looks
Non owner occ
Sent to mail address (not site)
Clear Labels (yes title will print labels for you)
Home criteria (3/2, etc.)

I fold a flyer in 4ths and stuff them in bright colored birthday envelopes. Hand place the stamp and clear label.

I have a 1-2% success rate and have had people call me over a year later and they are still looking at my flyer.
