The travel nurse industry doubled during the pandemic. 

But since you are renting rooms, and may not be there for an extended part of the policy term, it is best to double check.  

Double check with your agent on that as well. 

Things are a far cry from where they were this time last year (more than double in some cases) but we're still seeing floor note rates for DSCR loans around 7.25% or 7.5% depending on who you talk to (12/9/2022) and at 75% LTV this will likely require some buy down but in a lot of cases the cost will break even in a very short time frame (2-3 years). 

There are double digit net caps to be had, Buy refi and do again, rinse and repeat 

Do you think in a market where interest rates are +/- around double where they were last year - that seller financing deals will be more prevalent? 

Specifically I want to finally cross the double digit count in my portfolio next year.  

I know around me there were many properties that didn't look like that great of a deal when purchased, but rents and prices have gone up like crazy the past 3-4-5 years, so what was negative year 1 is now double the purchase price in value and probably up 30% or more in rent. 

For a $50K cost of value add, my minimum expected return is double (so at least $100K value increase for the $50K cost). 

The numbers check out and meet our criteria, the only draw back I have found so far is it is located on a busier road that has a double yellow line.
