If all checked out, I would make a contractual covenant that the tenants must either vacate before closing and/or sign a lease with a minimum term of x with the lease provided by the buyer.

Probably wouldnt be worth it to take the guy to court and pay lawyers, private eye and your loss of income from not working to go to court.

The engineer has to prepare reports on erosion control, hydrology, water quality calculations and covenants, water, sewer, storm drain, final maps, etc. the list goes on and on.

It should always come down to the people that you establish as your eyes and ears, heart and soul on ground and to only invest for cashflow and cashflow only.With that being said, the numbers are so good here in the Midwest that I don't see an urge to consider any other market at the moment.Thanks and have a great day.
