Keep in mind that if a lawsuit is initiated, the attorney will probably file a lis pendens which means the title company won't issue insurance and it ties up the property until things are settled/litigated.

If one has put down 20% on an investment property, how can you get the full value out of that property so you can turn around and buy another? Borrowing 80% of the equity doesn’t seem to add up. I’d need 100%.

I can tell you the aluminum is far stronger than the gluelam data that I found:  the company presentation is reporting some strength value at 2400 psi while 6061-T6 is ~40,000 yield / ~45,000 ultimate.
