Stopped because didn't want a stranger in the house with a kid on the way.One idea I had was to make a new construction 'mini hotel' with a quadplex in EaDo and only do short term rentals.

If you were dealing with a stranger or acquaintance, you'd want to be more skeptical.Unless your friend is also going to let you use her renovation crew, I'd avoid trying to manage major rehab work from 2,500 miles away.Maybe do deal #1 and see how you like being a remote landlord before you get more aggressive?

Investing in a market where you have no knowledge, no control, thousands of miles away, that has less competition and less demand for properties (which is why they are cheaper and appear to cash flow more day one), and where you will be 100% reliant on strangers to make or break your investment for you, with the thought that will somehow be more profitable doesn't sound like a strategy worth pursuing at the moment.

That's a very hands-on strategy that requires a good knowledge of the market, means of transportation, and some audacity to knock on a stranger's door asking if they want to sell.

Your SOI or COI is something that can make you good money but if you want to grow into a business then you need what i call "stranger business" If you go on holiday for 30 days and come back and you rely on your SOI for business then its hard to hand off that business to an agent below you.Contact me if you want more info on this.
