I'd obviously encourage you to speak with members who are currently in any mentorship program before you join, as a rule of thumb.

We always encourage our clients to share their positive experiences with friends, family and in online forums / reviews. 

If so, how would you encourage the owner that hiring a professional agent is a better approach? 

House hacking is not something I could take on, but that is because of my physical limitations.But I strongly encourage you to wait until after you've had your baby and have experienced what that REALLY means before beginning such an undertaking.

With regards to "red tape" I'll tell you that the week after we closed on our property we received a letter from the historical society welcoming us as new owners, but they also informed us that any work done to the exterior needs to be approved by them first.
