I prefer a more passive approach at this point as I know my own capabilities.

Personal Timing.For many landlords contemplating a sale, the timing ultimately comes down to personal choice.

buying 1-2 rentals that break even/have a little cash flow would be my choice given that I'm able to save 100k a year and potentially have cash flow from my rentals, means I'd still be able to pay my mortgage on the primary and the rentals.

Depending on your level or preference of analysis, data and their providers are incredibly important and difficult to obtain when it comes to real estate underwriting.

I would prefer to pay the capital gains today as based on how we spend money as a country, that capital gains rate most likely is going to be heading up in the future not down.

While the Agent mention that the seller would prefer no assignment, to which I acknowledged. 

I am guessing there is either a preferred or in house lender with large amounts of credit to get to this? 

And don't underestimate the power of a strong first impression – a well-maintained exterior with a fresh paint job is key.Just remember, even with the best upgrades, color choices matter.
