dont forget about the lottery program open to civiln employees,teachers,firemen you only have to live in the home for 3 years and your home is 50% of the value

It however becomes an issue if the following year, your mom wins the lottery putting her at the maximal tax bracket, and you change the split to 90% in your favor in order to minimize the taxes (for instance).  

I'm sure it's done, but I would rather buy a lottery ticket.

If they take my partial payment, they get something and the remaining balance of the lien is still outstanding in case the seller wins the lottery or something.
