It however becomes an issue if the following year, your mom wins the lottery putting her at the maximal tax bracket, and you change the split to 90% in your favor in order to minimize the taxes (for instance).

In the middle of last year, for my region at least, HUD changed their protocol that now ALL purchasers, owner occupied and non-owner occupied can bid on houses during the initial open bidding period (after the lottery period for police officers, firemen, and teachers).
