Anyone willing to walk me through my first assignment contract?

I am writing an offer and would like to wholesale the property once offer is accepted. Is anyone willing to help me? Do I submit an offer on the standard CAR form then attach an assignment addendum (found in BP forms) to the offer or is there somewhere on the purchase agreement where I should state the contract will be assigned?

This is my very first step into the investing/wholesaling world...PLEASE HELP! :)

I'm certainly no expert but i'm new and a little turned off by how quick some of our older members were to deter you from BP as a legitimate source for learning, no matter your current or prev. background in Real Estate.

With that being said, you may have been better off searching a little more before making the post because Ironically this is exactly what I'm looking at and I have found the best result is searching with terms like "property contract" "assignment of contract" etc on here and on youtube for any DIY's in contract work that I can apply to where I am and my likings.

What someone mentioned above about a lawyer helping with the verbiage sounds like it might help a lot too! Lmk with what you come up with like I said I'm right there... unlicensed and totally new however, but there.

Peace,
