fha loan commerical property

okay so i dont know much about rentals or commerical property. but once i save enough capital thats the plan.

so here is my plan, does it work?

i wanted to get an fha loan for the first place i live. since an fha loan works for a duplex, would it work for a million dollar apartment? down payment 35k.

obviously i would only buy if the numbers worked.

but is this a good idea or nahhhhhhhhhhhhh

FHA particularly the residential financing program only works for owner occupied 3.5% 1-4 unit properties not 5+ or commercial/industrial.

There are different programs for commercial, industrial, and 5+ multi-family. They generally require about 25% down payment some less.
