It was a super cool single-family property, yet for some reason, the listing hadn't received any offers on offer day.

So its really cool big parking lot recently seal coated..  3% annual lease raises  they pay taxs insurance and landscape etc etc..

There's a lot of cool stuff going on here in Middle Georgia! 

If anyone has any input or advice on whether to invest now versus waiting on the market to hopefully cool off, I would greatly appreciate it.thanks! 

I live in columbus and miami about half the year both. economic activity in miami is like 20x what columbus is. net migrations by number of people are waaaaaayyyy more in miami. columbus has 10 out of the 14 growing counties in ohio. it's not just one county or city, it's the entire MSA. cool chart but definitely would never put Detroit in the same category as either.

If you can get a long term commitment, cool, otherwise be cautious.

Its really a pretty cool thing for CA RE Brokers to be able to do this activity..

After posting I saw in your profile you are a software engineer.....What would be REALLY cool...If you could develop an easy to use Gantt chart software (Think Microsoft Project, but WAY easier to use) that was designed specifically for Real Estate reno / BRRRR.
