To get started I have taken on a partner to help distribute the work load so my full time job does not impede this new endeavor. 

I'd pay special attention to the roof -- if your funds are going to be tight, you don't want to have to deal with getting a new roof too soon in this investment endeavor.

Wholesaling is a different approach and is full time endeavor and is really designed to replace your income versus buying and holding is building long term wealth.Challenges with flipping on its own is it can be hard to find good enough deals to get in and get out in less than a few months and if you do that you get killed in taxes and closing costs.

It all comes down to how much time you have to put towards this endeavor as well as your comfortability/risk tolerance of the construction world. 

I would like to get a first deal moving foward in the coming fall witch gives me 6 months to get organise and ready for such an endeavor.
