Generally, seems like newer kitchens, lots of storage closets, and fresh paint are attractive for tenants.You generally want durable finishes wherever possible, depending on your climate and market.

Whether the dominant currency is the U.S. dollar, the rmb, or a floating basket of currencies, basic human needs will still need to be met.So purchasing shelter (units of production) is a good thing at any point as long as you are making a purchasing decision based upon the prevailing revenue streams and their long term durability.

So think durable when you renovate or harden your property for the high energy lifestyle that students tend to bring. 

Since you've already convinced yourself of the upsides, and are asking for the downsides, let me give you my short list of things that could dissuade you:#1 You will have to keep your rentals simple and durable, as you've already cited.

So durability wise, I would not do it again.

The best protection Is to buy durable stuff.  

You're not going to get a high cap rate off the bat however if probably built (size, location & building) it can provide a strong durability of income stream.  

I currently have carpet in all units, but I have heard a lot of good things about Allure vinyl plank flooring--more durable, lasts longer (so cheaper in the long run), and does not need cleaned between tenants.
