There are plenty of sponsors who operate in that space who will be the first to  acknowledge  they are not good capital raisers or maybe they merely want to focus their attention on other areas of  the business and rely on service providers such as the one I am describing.  

In the scenario you describe, it would not be you who is being robbed.

Here are a couple other tips:- Describe each room with LONG descriptions with tons of details like mattress type and bedding quality.

The bill would require a public utility or special district to issue an above-described charge over a period of at least 10 years commencing on the date when the housing unit is first occupied, as specified.

I would say 9 out of every 10 I talked to didn't realize this and were happy to sign me up for a policy that wouldn't cover what I very explicitly described to them. 

I can totally appreciate what @Keith Leckey @Austin Mountain have described regarding their personal experiences and the fact that the three of us have given you very lengthy responses to the realities of Section 8 should tell you alone the complexities that you will no doubt be dealing with if you care to enter into the program.
