We get about the same out here in the San Fernando Valley.

I wouldn't be shocked if in a year or two she starts kicking the tires on jobs in smaller TX markets like Bryan/College Station, Temple/Belton, Waco, New Braunfels, San Marcos, etc.

I had 2 STRs at the Great Recession (GR) that have currently over 20m people within a few hours drive (San Diego, Tijuana, Orange County, Los Angeles, riverside, and imperial county), not sure what population was at GC.  

Question 6: Does anyone have contact information for "investor friendly" title companies who can do double closings within the San Diego area?

My company is veteran owned and operated.I am interested in working with investors in the San Luis Obispo, Arroyo Grande, Nipomo and Santa Maria areas, but open to outside areas in California.I plan on getting my general contractors, as soon as I qualify to take the exam, to become an ADU builder.

I purchased a 3-property portfolio in San Antonio (13 units) for $465k from a wholesaler and got a loan on them for $510k because the lender also cross-collateralized my WA properties (without paying off the 1st lien) and used that to cover all of my cash to close. 

Other areas would be north of SB or even in San Luis Obispo.I'm in the Tahoe area in Nevada and there are some good opportunities in Reno and Carson City. 

In some areas of San Antonio you might get away with this, but I still think in some ways it's going to increase the amount of people who will pass on the unit. 

But when I started self managing in my units in San Diego, it wasn't terribly difficult.
