@victoriawinters     yes your absolutely correct invest ....that's why when I read these articles stating that its possible to make money with out money or credit I'm wondering how ..how do you do this I've been in direct sales for over 15 years and I must say I work my tale off commission only ..I don't sale I don't eat lol..but I love people ..people are my passion and sales allows my to generate based on my efforts ...real estate investment would allow me to combine my two great loves and take it to the next level.

I will add this little tale that I think is what separates the successful from the whiners (I'm not calling you a whiner, LOL)...as in the unsuccessful.100 would be investors go into a seminar on REI.

There are plenty of tales on here of these awful contractors that hack this, don't show up for that, or try to change things halfway through a contract.  

I agree it is difficult to give specific advice on this deal but let this be a cautionary tale for all those who think private lending is easy and simple and also to those who do off the cuff JV's.Lots of people talk of partnering here but there is very little talk of the contracts needed to make these partnerships work.

Is is smart to get a property for 30,000 thats already rented/occupied in staed of getting a loan for a multiplex.
