I was absolutely terrified of losing investors money in my first syndication, as well as all subsequent deals, and as long as I get the impression a sponsor feels the same, I'm great with investing in their deal as long as everything else meets my criteria.  

First of all, I'm terrified and ecstatic all at the same time.

Then again he might already be renting them at $900 for all I know or even doing it as a section-8.So, my back-of-the-napkin approach says it's probably worth $300k to $350k at $3250 rents but since I've barely even scratched the surface on multifamily valuations and not even sure on the rents I'm terrified I'm wrong.My cap at auction would probably be $250k. 

I've been terrified to actually take the plunge. , I've been studying, watching podcasts, reading everything I can get my hands on but I was still to scared.

The auction process goes from unknown and terrifying to unimpressive and unremarkable very quickly once you get through your first one!

We lost communication with our contractor for weeks at a time, and given our proximity to the property were terrified of firing him because of the potential damage he and his team would cause, setting us even further behind.
