Nothing huge, but it's a start:Sending out 200 5 x 7 blue pastel envelopes with yellow letters, some handwritten in pencil and some using font that looks handwritten in red ink.

Handwritten on white paper, then scanned and printed onto yellow legal pad paper, writing in owner's name and property address, hand writing addresses (and return addresses) into pastel colored invitation envelopes.

There a subtle things - gut feelings, of why you think a tenant may not be optimal.

It is subtle, but the true Cap Rate ultimately represents an aggregate return that investors expect to deploy capital in the marketplace.

The F and T are too stylized to be read easily as being also the first letters to the word unless you space them out (Which I don't recommend, I like how you've designed that portion), so I would have Flagship Team spelled out in full and then 'nestled' into the "FT" logo with the colors being a subtle clue as to what they stand for. 

Sometimes subtle divisions are more important that obvious ones.Once you've done this a while, you'll be able to look at a property and look at its specs and be able to come up with a value.

Maybe there is a subtle play toward the owner's perception of the property.
