TurboTenant does digital signatures for leases and other documents, condition report templates, automated and one-time ACH transfers, chats with tenants (so there is a record... just in case), and lots of other great stuff.

Anyone can login to Philadox which will include all recorded documents in Philadelphia where my properties are located and see my name on the signature line of a mortgage, assignment rents or a number of other recorded documents.

At least in Wisconsin, we have to present an offer and get a signature from the seller, even if the seller flat-out rejects the offer.

I still continue to use another e-signature solution (can use it for other things other than lease management) but may try e-signature options for leases.

I could very easily hit the threshold for a month in one weekend without a qualified applicant and no way to proceed in sending out these forms for a signature. 

But if there are a lot of heirs, I would technically need all signatures of owners on the quit claim deed for it to be effective?
