It's way more flexible than other other tools, cause you can explain in plaintext what's your strategy, and it will fill in pretty accurate estimates.

When I lived in CA it was pretty common.   

For similar reasons you mentioned with access to both I70 and I90 pretty easily as well as being in range for the eastern sea board makes it a logistics hub.  

I do pretty decent for my age, and I live at home still, so I've been saving up a lot of money.

I have also used it for deal analysis and it seemed to be pretty accurate.

I listen to the podcast and the Real Estate Rookie pretty religiously.

I found out pretty quick my skills from years of running LTR didn't translate to STR and had to learn a whole new set of skills (some of which I already had from a career working with the public).
