I'm curious if people have a favorite use of AI, Machine Learning, GPT for real estate.

Calculation ARV, Finding Properties, CRM, follow ups? Are there any tasks that you are finding helpful to pass onto technology?

If so, what tools are you using?

Hey Chris

AI and Machine Learning are increasingly useful in real estate for various tasks. For calculating ARV, platforms like Zestimate, PropStream, and Reonomy use machine learning to analyze market data and comparables. When it comes to finding properties, AI tools like PropStream and DealMachine automate searches for investment opportunities based on specific criteria. AI tools like HouseCanary and Mashvisor also offer predictive market analysis, assisting investors with better decision-making. I hope this is a help and if you need any help with financing options feel free to DM me.

Absolutely! We use AI for appointment setting and follow up and it has resulted in a 30% increase on deal flow.

Property Sales AI which is an add on to the Left Main (Salesforce) CRM is amazing. It will update your database weekly and clear out sold properties and much more.

For follow up and appointment setting, I’m biased as I’m he owner, but hands down, RiverX AI has been a game changer for us and our clients. We get an extra 3 deals a month from it.

Yeah AI is increasingly being effective. Even in ChatGPT, you can ask about a property and it will pull in latest data, then you can ask to do any kind of analysis on top. It's way more flexible than other other tools, cause you can explain in plaintext what's your strategy, and it will fill in pretty accurate estimates. I was very pleasantly surprised.

I also built a tool myself, I had a lot of issues finding service person for different repairs need. I had to call multiple businesses looking up google reviews, check availability, get quotes then schedule. It used to easily take 2hrs when I didn't have a trusted contact.
I built an AI Agent that does this, searches google, contacts the vendors, gets availability, gets quotes, handle all back and forth communication, then gets back to me with suggestions, price, reviews and summary of the conversation.

So yeah, I am super pumped by AI's application in the field

    Hey Chris,

Great question! AI is becoming a game-changer in real estate, and one of the coolest ways we use it at DealMachine is to analyze property images to detect signs of distress—straight from Google Street View.

Instead of relying on manually spotting potential deals, our AI can scan publicly available images and flag properties with indicators like:
    ✅ Overgrown grass
    ✅ Boarded-up windows
    ✅ Roof damage
    ✅ Neglected exterior

You make the list and you tell AI to look at the images in your list.

This makes finding distressed properties way faster and more automated, helping investors focus their efforts on leads with the highest potential.

AI also summarized your conversations with sellers in the DealMachine dialer, takes notes, and tells you what to say during the conversation.

    Hope this helps!
