The rear side from the alley has no fence. I suck at math but I would guess it's somewhere around 50 linear feet of missing fence. The other two sides to the property are in perfect shape. Luckily for me the buyer ...

This is one of the reason why interest rates in EU have been lagging substantially  behind the US.To summarize, since it is your first time, I think you should go with the strategy - the best offence is a great defense.

@Jennifer H.A middle of the road tactic we frequently employ with our student tenants, if they drop the ball at the beginning of our relationship, is to strictly enforce the late fee - even on the first offence - but, once the late fee is paid, we tell the tenant if there are no further issues throughout the remainder of the lease we will either apply the late fee to their rent at renewal or refund it along with their security deposit.This keeps the relationship with those who honestly made a mistake and, for those who make such conduct a habit, it is - to borrow from @Jeff Rabinowitz - a drop in the liquid fund ;-)

@Fernanda Netto, call up a couple of local fencing companies, explain you're and investor looking at a potential acquisition, tell them how linear feet of fence you need, what type of fence (coral, stockade, shadow-box, etc) and how many gates and he/she might be good enough to give you a verbal, ball-park quote over the phone.

Phillip:We use a variety of liquid, moisture, and humidity sensors with our building monitoring set-up to detect leaks (or when a bathroom fan or the HRV needs to be switched on) and have begun incorporating them into our renovations.That said, with the exception of humidistats on bathroom fans, the best offence we've found is prevention.
