There was a major malfunction at the refinery and I rented out about 10 places to 34 guys in one day. 

And ask the cleaner or a trusted neighbor if they would be amenable (for a fee) to letting the guests in if there's an emergency malfunction, and you can't unlock it remotely.  

I agree with everyone on this thread, I was managing a third party property and there was a sensor on the washer that malfunctioned.

If the flapper is malfunctioning, the tank will be empty when the tenant tries to flush.  

Tenant will notify Landlord in a timely manner of any damages or problems as they arise, including damages cause by Tenant, malfunction of appliances or fixtures, and water/moisture leaks and spots.

Guys - We had a pretty serious server malfunction earlier today as Brandon mentioned.  

The technician they assigned said a rat chewed my pipes.If you have a clogged toilet, they'll say it's not covered because of limescale deposits.If you have a malfunctioning water heater, they'll say not covered because of sediment and lack of maintenance.Home warranty companies have had plenty of time to craft every sort of denial imaginable. 

However, it is a Federal Pacific "Stab Lok" panel and this brand supposedly had breakers that malfunctioned in the past. 

There are a lot of small maintenance items (like a door jam, toilet clog, blind malfunctioning, fireplace pilot light out) that I don't have the resources to cover at the moment they occur.
