With relation to economic changes - locksmiths around town are benefiting from a higher demand in safes.  

You can go to a locksmith and pick up a couple knobs keyed the same and also to your master.

I call the locksmith and we go change the locks in front of the Sheriff.

What we've done to mitigate some of that is including some non-refundable fees for cleaning, rekeying, etc, in addition to the deposit.

I use Harry Mueller locksmith http://www.keymanerie.comI’ve used him to change all locks and put onto a master key.

@Eli Altman If you intend to open it, I'd take it to an experienced locksmith.

The fee they pay covers the administrative costs of updating leases and tenant ledgers as well as re-keying the property, to ensure the departed roommate does not have access to the unit once the termination goes into effect.  

So I went back, entered and rekeyed all the locks.

My thought would be to find out the cost of rekeying it and charge the tenant the cost of rekeying the mailbox.

I can see a benefit from not having to re-key a property and offering the smart home system as an incentive for new tenants, has anyone thought of this for their duplexes or multi family units?
