Abandoned Property after Eviction.
So, I recently had an eviction (my first). I handled everything on my own (by that I mean I didn't use a PM or Attorney, not went there with a baseball bat to threaten him), and worked directly with Sheriff's dept to evict a non paying, very late paying tenant.
As far as the the personal property goes, it was still there (all of it) at the property. The sheriff gave him 6 days notice (law only needs 3 days). The locks have been changed. The guy cannot go in there. He did contact me within few hrs of the eviction (4-5 hrs) that does want to come and collect it, but since the dude doesn't have car he is going to rely on his dad. Dad seems totally cavalier about it, and said he will contact me in couple of days to set date, but hasn't contacted yet. Eviction happened on 3/9/18 (Friday).
Following is what VA law outlines should be done with the property in case of abandonment that is not an eviction. They are mum about what needs to happen if its eviction.

This is what I plan to do.
The contractor that I am hiring to do the rehab is going to be at the Duplex. The key is in the lockbox. I will provide the combo code to the contractor and let the guy set up time with him to get his stuff out. If the guy misses the appointment, then I will put it out in the public way. If he still doesn't pick up after 24 hrs, I will get the junk removal company and dispose of it.
Does this cover my bases? Am I on the right track? Experienced landlords, PMs, and attorneys - your input is much appreciated. Appreciated even more if you own property, practice law in the commonwealth.
