Thanks Andrew, I tried to go the conventional mortgage route, however, I recently left my job, and without a 9-5 type of income, the lenders don't want to approve me, even if they are protected on LTV.Also I'm hampered by the low value per property.

Otherwise, the seller could potentially be so tripped up with (unjustified) paranoia during the verbal negotiation stage that I somehow am taking advantage of them that it will hamper their decision making ability, and hence, be paralyzed with indecision and most likely hire a Realtor to represent them and then before you know it the property will be on MLS and a bidding war ensues.

Sure they want to get them off the books fast, primarily due to the hard cash they have to put up to cover the debt, which kind of hampers their cash flow, particularly when it's 5 x the debt!

This is helping to bring down the OER's to something more reasonable.Bottom line, there are plenty of deals to find, and a shortage of quality rentals in the single family market, but while you can get in for a small amount of money, your cash flow is going to be hampered by the absurd real estate taxes.Happy investing,Troy
