Otherwise, the seller could potentially be so tripped up with (unjustified) paranoia during the verbal negotiation stage that I somehow am taking advantage of them that it will hamper their decision making ability, and hence, be paralyzed with indecision and most likely hire a Realtor to represent them and then before you know it the property will be on MLS and a bidding war ensues.

Sure they want to get them off the books fast, primarily due to the hard cash they have to put up to cover the debt, which kind of hampers their cash flow, particularly when it's 5 x the debt!

This is helping to bring down the OER's to something more reasonable.Bottom line, there are plenty of deals to find, and a shortage of quality rentals in the single family market, but while you can get in for a small amount of money, your cash flow is going to be hampered by the absurd real estate taxes.Happy investing,Troy

Its critical and necessary if your going to flip.. you want to list your own homes.. 24/7 access to MLS is also critical.All those that think the regulations or disclosure hamper you.. that may be true if your ripping off little old ladies but if your just doing business its no hindrance... you simply disclose I have been buying distressed assets for over 40 years as a licensed broker.. never once had an issue. and for those that think it cost too much money that's a joke if you cant afford a few grand a year for your license then your not really making any dough anyway..

When my mom hired an attorney, we were told the partial payment hampered her from starting an eviction and we'd have to wait until March.He was finally served in March 2016 and unfortunately given a court date at the end of April.
