Tenant feedback in a duplex community

I am seeking a convenient way to obtain satisfaction levels and/or concerns from residents of a multi-family property (12 unit).  Essentially a digital comment box.  Since there is a PM involved, I cannot be certain that issues are being resolved in a timely fashion.  I would like to close the loop between tenant satisfaction and the owners.  My gut says to just cold-call a few of them periodically.  Perhaps they might respond also to an occasional email asking for feedback.

Thoughts?

Does your PM provide you with work orders? If so, you can always follow up on random work orders every month or two and ensure repairs were made to the tenant's satisfaction.
