., funny thing is I do have a mentor, and I'd have folded long ago without his guidance, but he has a tendency to be too trusting and naive, and that's part of how I got into this situation--following his advice.

The studio has large windows on both sides of the unit so i do not want to loose any of that natural light, and I am thinking of eitherA - Doing a full glass partition wall with glass door, with smart glass that can frost to create privacy when in use and allow sunlight when not in use to both sides of the apartmentorB - Doing a higher end full wall foldable partition on a track that closes the whole new "room" into a bedroom but can close back up and fold away to make it a studio again if not in use.Thanks for your input

In a previous e-mail I told them they can park their bike in their vehicles parking space or purchase a light weight fold-up bike to carry into their unit.

And that determination wasn’t so hard to make, even back in 2020-2022 when we knew interest rates would rise, multifam were getting flipped left and right, and cap rates were insanely low.TLDR: in the real estate game ya gotta know when to hold ‘em, and when to fold ‘em :)Good luck everyone.

The room was empty and had no energy compared to the previous year, it was sad to see so many agents fold up shop but will help the ones that remain in business. 2nd motivator is this post is I know people from Bigger Pockets that have not purchased a property in 3 years is when we had our first conversation, they are sitting and doing nothing because rates or prices oh my.
