I feel confident about making the property cash flow once we get tenants in the home with the co-living strategy, but just covering all my bases, I would feel a lot better with an extra exit strategy of being able to rent the home out the normal way with one tenant.

We are targeting a few areas based on strategy, West Sacramento, Midtown downtown, or for more cash flow north Sacramento and Oak Park are interesting.

I am contractor with 20+ years experience based just outside akron and would be more than happy to quote any rehabs before purchase and turnovers.  

I'd recommend searching the forums for topics you're interested in to get a solid base and direction. 

Purchase based on feeling very confident and conservative about the deal.

One of them is already gone under and based on their website it says they have over 750 units under management with $130M valuation.
